on residential real estate vary depending on location. Waterfront
properties range in price anywhere from $200,000 to $1,000,000.
For properties as described below, on average add approximately
$150,000 for waterfront.
It
is interesting to note that most new residential construction
taking place in Huntsville is not on waterfront property. This,
in part, can be explained by higher land costs associated with
the waterfront properties in Muskoka and the greater availability
of rural properties.

Muskoka
Commerce Park is the future site of Wallmart , highly visible
from Hwy 11 (the major route to North Bay ) at the junction of
Hwy 60 (the route to Algonquin Park and Ottawa ); several other

Traffic
Growth
Based
on historical traffic volumes, traffic volumes for Highway 60
experience an average growth rate of 3.2% per year. The traffic
growth on other town roads is approximately 2.5% per year. (Huntsville
Commercial Centre Traffic Study, 2001)
Traffic
volumes and upgrades have been projected for the years 1996, 2001,
and 2011; traffic volumes and the timing of upgrade are related
to a level of development that is anticipated to be in place by
the planning years. The Town also has a plan for a network of
bicycle routes throughout the urban and recreational areas. The
first priority is the Fairyvista Trail, which will be an east-west
trail between the Town and Hidden Valley areas, generally along
the District Road 3 and Hwy 60 corridor. (Town of Huntsville
